What You Need to Start

Most of what you need is basic, and you probably already own some of it from other projects. A lot of the deck building tools that live in a garage—tape measure, chalk line, straightedge, level, and a good utility knife—pull double duty here.

  • Notched trowel sized for your tile (common: 1/4 in. x 3/8 in. x 1/4 in. square-notch)
  • Mixing paddle and bucket for thinset mortar
  • Rubber grout float and a couple of grout sponges
  • Tile spacers or a leveling system if using large format tile
  • Tile cutter or wet saw for clean cuts
  • Vacuum, kneepads you actually like, and margin trowel for scooping and cleaning
  • Baseboard or shoe molding saw and nailer for carpentry trim finish work

Waiting until the end to figure out the edges is how projects drag.

Stage One: Evaluate Subfloor and Stiffness

The first decision is what you're setting tile over and whether it can handle the job

Concrete vs Wood Framing

On concrete, your biggest enemies are cracks, paint or adhesives, and high or low spots. On wood framing, your biggest enemy is bounce. Tile doesn't like flex. Industry guidance commonly cites a maximum deflection limit of L/360 for ceramic or porcelain tile installations and L/720 for natural stone, which is a stricter requirement because stone is less forgiving.

In plain language: if your floor feels springy, fix that first with framing or subfloor improvements or choose a different finish. Don't count on a membrane to magically stiffen a bouncy floor; membranes help with minor movement and crack isolation, not structural weakness.

Once stiffness is handled, chase flatness. Tile wants a flat plane even more than it wants a perfectly level floor. A long straightedge is your truth serum: set it on the floor and look for daylight or rocking. Mark humps and dips.

For small dips, patching or leveling compounds can help; for humps, you may need to sand or grind. Vacuum with a HEPA setup and wear a respirator when generating dust. The common DIY trap is thinking thinset is a leveling product. It's not. Thinset is for bonding, and while you can adjust a little as you set, trying to float a wavy floor with extra mortar usually ends with uneven tiles and poor support.

Stage Two: Plan Your Layout

Avoid ugly slivers and corner traps with a simple dry-fit before spreading mortar

Reference Lines and Dry Layouts

Plan where the tile will land so you don't paint yourself into a corner. Start by measuring the room in both directions and snapping two perpendicular reference lines. Dry-lay a row of tiles with spacers along each line to see where the cuts will fall at the walls and at any doorway transition.

You're aiming to avoid ugly slivers—those skinny half-inch rips that scream you started in a corner and hoped. If your dry layout shows slivers, shift your starting lines so both sides end with larger, balanced cuts. This is also where you pick your grout joint width.

Tile isn't perfectly identical, so the more variation you see in size or edges, the more you want a slightly wider joint to hide it. When you're happy with the plan, set yourself up for consistent work. Mix only as much mortar as you can spread and cover before it skins over; different products and conditions change that timing, so follow the bag and your eyes.

A common, versatile trowel size for many floor tiles is a 1/4 in. x 3/8 in. x 1/4 in. square-notch, which gives you enough mortar to achieve coverage without making a mess when you press the tile in. The technique matters more than the notch: burn in a thin coat with the flat side of the trowel to key mortar into the surface, then comb straight ridges with the notched side.

Set the tile and slide it slightly across the ridges to collapse them. Periodically pull a tile back up to verify coverage; you want the underside well-supported, not just dotted with stripes.

Stage Three: Set Tile and Manage Alignment

Work in small areas, stay on your reference lines, and keep checking with a straightedge as you go. Every tile should end up in the same plane as its neighbors; don't rely on your fingers to feel that—use a straightedge. If you're using larger tiles like 12x24, consider a leveling clip system to help reduce lippage, but remember clips can't fix a floor that isn't flat. Keep a margin trowel handy for scooping and cleaning, and a bucket of water with a sponge nearby for quick wipe-downs. If thinset oozes up into the joints, clean it out before it hardens; grout needs space to do its job.

Stage Four: Cutting and Edge Details

Patience and the right blade turn frustrating cuts into clean, confident work

Straight Cuts and Wet Saws

Cutting is where patience pays off. For simple straight cuts in ceramic, a decent score-and-snap cutter can be fast and clean. For porcelain, thicker tile, notches, or repeated cuts, a wet saw is often the calmer choice. If you're renting, many local rental shops price a 10-inch wet-cutting tile saw with a short minimum—one example rate is a $30.00 4-hour minimum—so it can make sense to do all your marking and dry-fitting first, then knock out your cuts in one focused session.

Safety is non-negotiable here: eye protection, hearing protection, and keep hands clear. Use a new blade when cuts start chipping; a tired blade is a frustration multiplier.

Edge finishes are where the room stops looking like a project and starts looking like a floor. At doorways, use the correct transition strip for the height difference. Around the perimeter, baseboard or shoe molding covers the movement gap and protects the wall.

If you're comfortable with carpentry trim, this part is satisfying: clean cuts, tight corners, and a crisp line that frames your work. If you're not comfortable, keep it simple—straight runs with scarf joints beat complicated profiles installed poorly.
